How soon should I start my search?
You need a pre-approval first; which generally means you need your official report date. We can record up to 2 months BEFORE your report date. Some clients want to close early and start shipping items to their homes, while others want to record as close to their report date as possible.
Should I wait till I arrive before I start my search?
Starting your search upon arrival gives us about a 25% success rate of finding a home. In my experience families that wait till they arrive tend to be in more of a hurry and we are not in a city that can "hurry" the process. Inventory is our biggest hurdle and it takes time to find the right home.
Our team is highly experienced in showcasing homes in a way you feel comfortable purchasing "sight unseen". We do custom video tours, show satellite images, give you school information, along with any area knowledge that would be needed to make an informed decision.
What are my options for schools?
Whether you are moving to the Valley (Wasilla/Palmer) or the Anchorage Municipality (includes Eagler River); we have many choices when it comes to schooling for your children. We have Charter Schools, Private Schools, Public Schools, and our Homeschool population grows year over year.
Can I really buy a house with $0?
Your VA loan has no downpayment so, it would be $0 down. However, there are costs when buying a house. The lender has fees, the title company has fees, and then there is your escrow account. Your escrow account will need (roughly) 9 months of property taxes and 12 months of home owners insurance deposited at recording. All these costs can add up to be 2-3% of your loan. *These costs can be paid by the seller but since we are currently in a seller's market, it is more of a challenge to get these included in your offer. Ask your Realtor how you can strategically make this happen if this is needed for you to purchase.
How long does the homebuying process usually take?
VA appraisers will get 12-20 BUSINESS DAYS to submit their appraisal. This is the longest part of waiting. We quote 30-45 days to get keys once you go under contract (on an average transaction). However, it could take over that to find the right home.
Do I have to pay my Realtor's commission?
This will be up to how you strategically write your offer. Locals Realty asks the seller to pay us on all our transactions. We write our commission in the offer so there are no surprises along the way.
